The honest limitation

Our valuations have never been measured against outcomes. Nobody publishes what an estimate said the day before a sale completed, ours included. Treat a gap against recorded sales as a reason to look more closely, not as a valuation.

Every fix is logged with its cause and the number of listings it affected. That log is internal today — it is not published, and this page will not say it is. If a figure has no source next to it, that is a mistake and we want to hear about it.
